River Falls Apartments

Honestly this is the best apartment I have ever lived in! Front office is always very helpful, Jennifer is always a sweetheart, maintenance is usually on top of work orders. Very very very very clean apartment and is very well taken care of. Prices may be a little above other places but it's really worth it!

Lived in Amarillo for seven months and greatly appreciated my time at River Falls. Don’t mind my poor sense of decoration, but the apartment was large, clean, quiet and safe. I did have to call maintenance four separate times (twice for a condensation leak from the AC, once for a handle that broke off my toilet, and once my sink got fully backed up with dirty dish water), but they handled each request within the hour and successfully came and fixed the problem. The apartments are mostly filled with families and are right on I-40, so it was very easy for me to get to work every day. As a single guy in my early 20s, this was an excellent living experience for me. Fast and friendly management staff were very helpful and I didn’t have any issues with bugs, mold, or other safety hazards. As long as you are okay with the potential of having maintenance issues (which they fixed quickly, in my experience), I would absolutely recommend River Falls to anybody moving to Amarillo.

I moved here a year ago and still live here. Everything is great, the only thing missing is a playground for my 2-year-old child to play in. I hope the authorities see my assessment and build a playground in the empty space in the middle in the future.

Me and my wife lived here for 1 whole year and I have never had any inconveniences or trouble with the apartment itself or the staff. Everyone has been real kind to us, maintenance keeps grass green, vacuum the hallways daily, mop the elevator floor daily, recently painted walls, and the buildings are well maintained they do an extraordinary job we were impressed as well as our families. Staff is really kind to us when we have questions or when we were toured around, they always leave letters letting you know about any changes or repairs in the buildings lots of communication, very professional! We can't thank you enough for them making this place our home. I highly highly recommend this to anyone with a small family or a couple! Thank you Riverfalls

Lived here just shy of a full year now. It's a quiet, well-kept apartment with friendly office staff and responsive maintenance. They are great about communicating with residents. I have had no problems with pests, noise, or neighbors. It's the perfect place to live. Just be aware that this building is on a boiler/chiller system, and in late spring/early fall, you might have a few warmer or chillier days as they switch the system over. This has been no problem for me, as the apartments are well insulated. Highly recommend!

** Edit : 08/25/2022 : I am no longer a resident here, but I was for 9 years. Let me address the biggest complaint in the other reviews... the speed bumps in the parking lot were initially VERY steep when they were put in, and residents put in many complaints. But the management recognized this problem and smoothed them down a little. As long as you are driving safely, they aren't an issue at all now. I really enjoyed my time in my efficiency apartment. The location is great. There a is gym and a pharmacy nearby, and a couple blocks west there is a park. It is also right next to I-40 so it makes getting around Amarillo quick and easy. The noise from the highway might bother some folks sleeping, but i got used to it and used it as white noise, haha. I never had an issue with neighbors or noise. Everyone I talked to was very nice. Things in my unit worked well. There were a few arguments with maintenance scheduling in the beginning but as time went on, I felt like they got a lot better at the time management. All of the workers I have ever met were very professional and friendly. The grounds are also very well kept which I appreciate. The office staff were also very professional and friendly, and readily available to answer questions or give suggestions. Any packages I had delivered were also expertly handled. I am going to miss River Falls. It was a great place to live. If I had to do it over with the knowledge I have now, I would totally sign a lease again.

Since going through the application process I am looking forward to moving into these apartments soon! The staff was very courteous and professional. The aesthetic is very appealing, the grounds are well kept from when I have visited, and the speed bumps encourage safety within the parking lot. I am sure that River Falls will continue to impress me. It is also worth noting that my mom who was in the apartment industry has spoken highly of the management!
