I lived in this apartment for two years (I moved in when they had just started leasing). On the positive side, the pool area is very nice, and the neighborhood is both walkable and well maintained. When you first visit, the property gives off a resort-style, luxury feel, just as the realtor advertises. That said, my experience was quite mixed. I was the first resident in my cottage unit, and while everything felt new at first, issues started to surface as I approached the second year. For example, my dishwasher was broken for over three weeks (during which I still paid full rent despite the appliance that came with the property being unavailable). I also experienced a sudden water leak and flooding behind the washer that left me mopping up with all of my towels at 2 a.m. (Pictures attached show the damage after the leak—peeling paint, a chipped baseboard corner, a visible gap between the wall and floor, the flooring planks slightly raised or misaligned, and left-over water still remained under planks.) The maintenance team did their best to respond, but they were always "understaffed," which left problems unresolved for weeks. I was surprised that these kinds of incidents would happen in a property that was built less than two years ago. When I raised these concerns and asked about potential compensation, all I heard from the leasing office was, "We’ll get back to you," and the issue was never fully addressed before I moved out. These incidents made me feel firm in my decision to move out. Overall, while the amenities and environment are appealing on the surface, my day-to-day experience toward the end of my lease was impacted by recurring issues and poor communication from management. If they advertise themselves as "luxury" resort living, I’d expect these kinds of issues to be better managed by the leasing office.
I lived at farmstead for a year. I love my experience. They always help me accommodated everything I needed and they're very helpful in situations that didn't go good like we broke the glass door on accident and they handled it with excellence. The office is kind and friendly and always tries to stay on top of everything. I love Samantha. She is wonderful. The whole crew is wonderful. I wish I would have never left but work opportunities took me elsewhere. Personally I never had trouble and they're always trying to work on stuff. Oh, and about the parking, if you don't park in other people's spot, you won't get towed. That's just common sense and don't complain about parking. Just pay $25 for parking spot. If you're too broke, I can't help you
I originally loved these apartments when they were newly constructed. However, they’ve become one of the worst complexes I’ve had the misfortune of living in. Expect loud music, loud cars speeding up and down the lots, lack of security for your vehicle, the threat of being towed, and good luck getting an assigned parking space. (Parking is an utter nightmare). Management has done nothing for these issues, despite multiple car break ins and parking complaints. Their excuse is that they cannot have cameras on the premises facing cars. (Which is weird since I’ve lived in apartments with security cameras everywhere.) Likewise for parking, ensure that you park only in your assigned spot. There are some extra ones by the leasing office, (ask before you park as it is only a few allowed), otherwise guests and tenants have to walk from Umpqua Avenue if you can even find a spot there to begin. You WILL get towed by other tenants if you park elsewhere by accident, without notice, no warning or a slip on your car in the middle of the night, which happened to me. They have a deal with a local towing company to enforce this on their own tenants. $460 cash down the drain during the holiday season; I thought my car was stolen but nope, it was towed by their beloved towing company. Read the fine print of your lease agreement, or look elsewhere, such as Evergreen Village, who require manager approval and warning before towing any vehicles. One last point, do not expect any of your security deposit back even if you clean every single cabinet, drawer, vacuum, mop, dust, etc. I had about $20 in my name with zero damages after all was said and done moving out from an apartment there. The deposit back was never forwarded to my new address appropriately and I have still never got that money back. When I got the check, it was void. Overall, don’t apply here.
The staff are incredible. By far the best apartment complex in Eugene with great accessibility for wheelchairs. The pool has been a huge help for physical therapy and cooling off! We love the staff and our neighbors who were very kind as we moved in. I don’t plan on moving for quite a long time!
Big parking issue in this apartment complex. This particular car (photo) has parked in my PAID spot multiple times. The management don't have any support for this situation, don’t allow calling towing company anymore, they ask the owner of the spot to find a free parking spot, which is rarely available. THERE IS NO spot to temporarily park. All guest parking, future residents parking, or street parking ARE always FULL. I have to email them to look into it the next day because there is no one available to handle this after hours. By the way, there is No "accidentally parking" in someone else's parking spot!
We have lived in so many different apartment complexes and all of them pale in comparison to our experience at Farmstead. We have been here for months now and have never had any issues with the community, the service, or our cottage. I feel so lucky to have found this place and hope to settle in longterm!
We have lived at the Farmstead since April and it has been an amazing experience! We’re in a 2 bed 2 bath flat and rarely ever hear our neighbors. The amenities really sold us. We’re thankful for the quiet and safe community!
